New housing is increasingly more expensive in Spain, despite the current context marked by economic uncertainty, increases in interest rates and the slowdown in sales.
According to the new edition of the 'Real Estate Sector Trends Report', prepared by Sociedad de Tasación, the average price of new housing has accelerated in the last year after experiencing a year-on-year increase of 6.4%, reaching 2,809 euros per m2 in June . And it is already less than 100 euros/m2 from the highs recorded at the end of 2007, at the height of the real estate boom (2,905 euros/m2).
The director of Institutions and Large Accounts Cambodia Telegram Number Data at the Appraisal Society, Consuelo Villanueva , has explained that these price increases are mainly due to the shortage of new housing supply compared to demand and that the trend is generalized throughout the country.

The study also details that the price of new housing has increased during the last 12 months in all provincial capitals , with growth ranging between 2.1% in Zamora and 8.2% in Málaga or Palma de Mallorca, being the provincial capitals that have grown the most in the last year. The cities of Ceuta and Melilla continue to remain on the sidelines with weak growth compared to the rest of the capitals of the peninsula: Ceuta registers a year-on-year increase of 0.8%, while Melilla remains unchanged compared to the previous semester.
In line with previous reports, Barcelona capital registers the highest average price, exceeding for the first time the barrier of 5,000 euros/m2, (up to reaching a unit price of 5,047 euros/m2), followed by Madrid (4,269 euros/m2) and San Sebastián (4,185 euros/m2). The lowest average amount is again recorded in Ciudad Real (1,286 euros/m2), Cáceres (1,293 euros/m2) and Badajoz (1,307 euros/m2).
